Special Development Plan « Faïencerie »

The « Faïencerie » project aims to redevelop the former Villeroy & Boch faience factory site in Rollingergrund, Luxembourg, which is currently unused. Covering 8.5 hectares, the site is now integrated into the urban fabric of Luxembourg City. The goal is to develop a mixed-use district with over 809 residential units, as well as commercial, office, and service spaces.

About 32% of the area is ceded to the public domain. The masterplan was developed by Fabeck Architects and KSP Jürgen Engel Architekten.

The technical aspect (urban planning, infrastructure, wastewater management) was handled by LSC360 between 2019 and 2022, and the corresponding PAP was approved by the Minister of the Interior in May 2023. Project management and owner support were provided by Drees & Sommer Luxembourg.

The PAP aims to define the fundamental urban planning guidelines of the masterplan while allowing architectural and infrastructural flexibility. It permits significant adjustments during the design phase of buildings and infrastructures, enabling the site to evolve over time and ensuring the long-term relevance of the urban planning document.

Our missions

• Technical implementation of the masterplan developed by Fabeck Architects and KSP Jürgen Engel Architekten: in terms of urban planning, technical development of public spaces (projected site leveling), and sanitation (planning of the site’s sewage network)
